£50m Ann Street hotel plans include rooftop venue and restored listed building
The Ann would bring around 150 rooms to the Tipsy Bird site, with a rooftop restaurant, spa and a courtyard linking Ann Street to Donegall Quay.
A £50 million luxury hotel with around 150 rooms is planned for the site of The Tipsy Bird on Belfast’s Ann Street. The Ann would include rooftop dining and restore the listed Jamison and Green building, with residents able to view the proposals on Tuesday 24 November 2026.
Glendola Leisure Group and Carlton Collection unveiled the first image on Thursday 29 October 2026. The project remains at the planning stage, with a full application expected in early 2027. No opening date has been announced.
Listed building and new courtyard
The development covers the bar at 90-100 Ann Street, its rear courtyard and the former Jamison and Green hardware store. Dating from the early 20th century, the listed building has stood empty since the shop closed in 2015.
Its restoration would form part of a scheme that includes an open courtyard connecting Ann Street and Donegall Quay. Above it, the proposed rooftop would house a restaurant, bar, viewing platform and events space. Other restaurants and bars, a gym and a spa are also planned.
The developers say The Ann has been selected as Northern Ireland’s first member of Design Hotels, the independent hotel collection affiliated with Marriott International. Marriott has not commented publicly.
Public consultation before planning application
The partners bought the site in February 2019. Glendola Leisure Group managing director Alex Salussolia is leading the revised project, following an earlier proposal presented in 2024 with 145 rooms, a champagne bar and a fine-dining restaurant.
A new Proposal of Application Notice has been submitted to Belfast City Council. The drop-in consultation at The Tipsy Bird will run from 3pm to 7pm on Tuesday 24 November 2026.
The bar also has a Taylor Swift connection: the singer spent Friday 10 September 2021 there while musician Tiernán Heffron was performing.
