Residents rally against 556-unit student complex planned for Malone Road

South Belfast residents have organised opposition to a proposed 556-unit student complex on Malone Road, with concerns over parking, traffic and pressure on local services. Around 50 people attended a meeting at Harrison Hotel on Monday 26 October, The Irish News reports, while NI Water has objected over sewer capacity.

Graham Investments and Mooney Hotel Group are proposing en suite rooms and studios at the former Wellington Park Hotel and Botanic Inn site. The accommodation would also be let for short stays outside university term time.

Consultation on the detailed plans opened earlier in October. NI Water has already submitted an objection, stating: “Public foul sewer network cannot adequately service this proposal.”

Traffic estimates disputed

Those attending the meeting raised concerns about increased traffic and pedestrian numbers. Local resident Tim Rogan told The Irish News that services were already stretched and that additional demand, parking problems and disruption concerned him.

Sonja Orderley, another resident, said: “It’s going to be massive and the whole area could be destroyed by this.” She challenged the need for more student accommodation and raised concerns about infrastructure and parking.

Dr Veronique Altglas, who helped organise the meeting, told those gathered: “The proposal is detrimental to pretty much everyone.”

A report commissioned by Graham estimated that vehicle movements into and out of the complex would fall by several hundred compared with current levels. Opponents dispute that estimate.

Graham said in its publicity that the development would provide needed student homes, new amenities and public space for both existing and new residents.

Political representatives attending included SDLP leader Claire Hanna, Sinn Féin MP Pat Cullen, Alliance MLA Paula Bradshaw, the SDLP’s Gary McKeown and the Green Party’s Brian Smyth.
